Proposed Brewery/Bar Design within an Existing Building

Program:

You have been contracted to prepare the working drawings/construction drawings for a Brewery within an existing building. There will be a change of use from Warehouse (S) to Brewery (F-2 Low Hazard)

Building Areas

  1. There will be no change in "bulk", the building will not be enlarged in anyway. The production facilities will be located within the "high-bay" space.

  2. The entire building and all rooms are to be ADA accessible.

  3. A clear space of 12'-0" x 5'-0" shall be maintained inside of the overhead door

  4. A public entry to the Tasting / Bar Space.

  5. A private entry into the Brewery / Production area (existing doors can be maintained)

  6. No Air Conditioning is required; however, heat will be. A new hot water heat will need to be installed.

  • 650sf Min. Brewery / Brewing / production Area

    • 1 Brew Kettle

    • 1 Mash Tun

    • 1 Hot Liquor Tank

    • 1 Brite Tank

    • 1 (3) Compartment Sink

    • 2 Floor drains

    • An ADA accessible area at bar

  • 150sf Office

  • 100sf Min of Walk-In Cooler (Assuming wall thickness of 6", to be located on Brewing / Production Area.

  • ADA accessible commercial restroom for 1 occupant w/1 Toilet and 1 Lavatory
